Dénia’s holiday lets, and where they are

There are 5,026 homes registered for tourist use in Dénia, about one in ten of all the housing in the town. They are not spread evenly: the Carretera de les Marines alone has 548 of them, and the rest cluster in Les Marines, Les Rotes, Baix la Mar and the lower slopes of the Montgó.

The rules changed in August 2026. The town hall’s ordinance caps holiday lets at their current number in the historic quarters (Les Roques, Baix la Mar, Loreto, Sant Pere and the Raset) and leaves Les Marines, Les Rotes and the Montgó without restriction. If one of yours is becoming a long-term home instead, the first question is who still holds a key.

Between seasons

The end of summer is the time to count keys, change cylinders that have been through too many hands, and try every door and slider before the property sits empty. A booked visit costs less than a night call in August. Contact details for booking are on the contact page.

Hosts and managers usually ask

The guests cannot get in and I am in another country. What do I do?

Ring or message with the address, the guests’ names and a phone number for them. You confirm the booking, they show an ID that matches it, and the door is opened. You are kept up to date while it happens.

What proof do you need before letting a guest in?

Your confirmation as owner or manager, and the guest’s ID matching the name on the booking. Nobody is let into a property on their own say-so, and guests are usually glad of that.

A guest went home with the key. Should I change the cylinder?

If the key is likely to come back by post and nothing identified the address, you may choose to wait. If it is gone for good, or it was on a keyring with the address, change it before the next arrival.

Say what kind it is and send a photo. Depending on the model, it can be opened or the door opened without it, and then you can decide whether the box is worth keeping.
